Home Inspection is critical for buyers and sellers of residential homes. The deals do not go through unless you have validated a home inspection report. What exactly is the significance of a home inspection report and how do you go about checking such reports for your own benefits?

Well, I will put home inspection report as one of the most important pieces of document that brings to the fore many aspects of homes that would have been otherwise undetectable. Now, for the sake of professional home inspection, I will never work with any home inspector who does not conduct home inspection as per the standards of NACHI or National Association of Certified Home Inspectors.

You may be slightly perplexed as to how you can pick a professional home inspector given the fact that home inspections will differ from one State to another due to logical reasons. All this boils down to validating the ability of a home inspection company in working their way round the residential property and ensuring that the report states nothing but the correct facts. Below are some points that may be used as a reference point before choosing a home inspection company:

a) It is a good idea to check with your family and friends to see if they are in the know of an established home inspection company that works as per the standards laid down by ASHI. If you manage to find one from your known references, you will need to do lesser ground work in validating a home inspection company.

b) Always try to work with certified home inspectors because a certified home inspector will always follow the standards laid down by ASHI.

c) Always try to check if the home inspector is following the ASHI standards of practice in performing the home inspection of your property. Certified home inspectors will tend to follow the standards of ASHI but there is no harm in validating this.

d) Finally, I am going to see for myself an original Home Inspection checklist of the company I wish to hire. The reason is that home inspection comprises of so many subjects that it will be wise to say that one must know what is going to be inspected and what all will form the report of home inspection.

While I may spend some hours in following up with home inspection companies but this time will ensure a quality home inspection report for my residential home.

    FYI – due to recent court cases, NACHI is now called INACHI after NAHI sued and won for name infringment. Your blog makes no sense in that at first you say you will recommend only NACHI “certified” inspectors then go on to say ASHI has the highest standards. Personally I believe that ASHI is the premier organization. Point in fact – NACHI “certified” simply means that you send Nick Gramiko a check for $$$ and “verify” you have done XX inspections with no follow up on their part. ASHI on the other hand verifies all inspections were done and meet their standards.

    Mr. Frey is correct that Nachi was forced to change it’s name. The statement that all you need do to become a member of Inachi is to send a check indicates a lack of understanding of the requirements Inachi has. Testing (albeit unproctored and internet administered) and educational courses must be taken prior to acceptance. Maybe the applicant can get away with a dishonest approach, maybe not. The fact remains that of any association the opportunities for education available through Inachi are superior to any other organization.
